Wrenchlist

From "can someone look at this?" to a scheduled job

Maintenance request software that turns messages into assigned work

Requests arrive by text, email, a knock on the office door and a note on the fridge. The risk isn't getting them, it's losing them. Wrenchlist is where each one becomes a work order with an owner and a date.

Free to start. No card, no account.

A request's short life

From complaint to closed in four moves

  1. 01

    Log it immediately

Open the new work order sheet (press N) and capture who, where and what's wrong while you're still on the call.

  2. 02

    Set the priority

A burst pipe and a squeaky door aren't the same. Mark urgent, high, medium or low so the list sorts itself.

  3. 03

    Assign and date it

Pick a technician and a due date. Anything unassigned stands out, so triage can't quietly stall.

  4. 04

    Close it with a record

Mark it complete, add notes, and on Pro attach photos and a signature as proof the fix happened.

Why it beats the group chat

What a shared inbox can't do

  • Nothing scrolls away

A request stays on the list until it's closed. It doesn't sink under newer messages.

  • Clear ownership

"I thought you had it" stops being a sentence. Each request has one named technician or none, and none is visible.

  • A trail for disputes

When a tenant says they reported it twice, you can search their unit and show the timeline.

A note on tenant-facing request forms

A public form where tenants submit requests themselves needs a server to receive them, and Wrenchlist's free app doesn't have one yet. For now, you or your front desk enter requests as they come in. A hosted intake form is on the roadmap alongside cloud sync, and we'd rather say so than hand you a form that quietly goes nowhere.

Questions people actually ask

Can tenants submit requests directly?

Not yet. Today a person on your team creates the work order from the request. A public request form needs server storage, which is planned.

How do I prioritise maintenance requests?

Use the four priority levels. Urgent is for safety and active damage like leaks and no heat; low is for cosmetic or can-wait items. The table sorts by due date and priority.

Can I keep a record of who reported what?

Put the reporter's name in the Customer field or the notes, then search for it later. It's simple, and it works.

What does it cost to manage maintenance requests?

Logging, assigning and tracking requests is free. Photos and signatures on completed work are Pro features.

Stop losing requests in the chat

Open the app, add the three requests on your mind right now and give each one an owner.
