Facilities, property and building teams

Maintenance work order software for teams of one to ten

Preventive tasks, tenant repairs and the thing the owner noticed on a walkthrough all end up in the same pile. This keeps them in one list, with recurring work that re-creates itself and a history you can search by address.

Free to start. No card, no account.

Planned and unplanned, together

Preventive maintenance without a spreadsheet of dates

Quarterly boiler checks, monthly filter swaps and weekly gutter sweeps are the jobs that get missed because nothing prompts them. On Pro, set a job to repeat weekly, monthly or quarterly. Mark it complete and the next visit appears with the right due date.

That removes the "remind me in three months" notes from your phone and keeps the contract work visible next to the emergencies.

  • Weekly, monthly and quarterly repeats
  • Next visit created the moment you close the last one
  • Notes carry forward, so readings and part numbers aren't re-typed

What maintenance teams use most

  • Location on every order

Unit, floor, room or gate. Put it in the Location field and search by it later to see everything done in 4B.

  • A history per site

Search a customer or address and read back what's been repaired, when, and by whom. Useful for warranty arguments and insurance.

  • Filter by trade

Tag jobs as plumbing, HVAC, electrical or general maintenance and slice the list by whichever you're managing today.

  • Paperwork on request

Print a clean work order or save it as a PDF for the owner, the insurer or the inspector. Pro adds signatures and photos.

  • Printable checklists

Use the free maintenance work order template for sites where a clipboard still beats a phone.

  • Export for audits

CSV export gives your accountant or auditor the whole log in a format they already know how to open.

Start with the work you already repeat

The quickest way to see value is to enter your three most common recurring jobs, mark each complete once and watch the next visit appear. After that, add the one-off repairs as they come in. Within a few weeks the list shows you which buildings, systems and tenants generate the most calls, which is the information you need when you ask for a budget.

Questions people actually ask

How do recurring maintenance jobs work?

On Pro, choose Every week, Every month or Every 3 months on a work order. When you mark it complete, a new open work order is created with the next due date and the same notes.

Can I manage several properties?

Yes. Use the Location and Customer fields to separate sites, then search or filter by either. A dedicated properties view is not part of the app yet.

Is there a free maintenance work order template?

Yes. The maintenance work order template is free to print or download as a CSV, with no sign-up.

Does it replace a full CMMS?

No. It won't track assets, parts inventory or meter readings the way a CMMS does. It's for small teams who need clear work orders first.

Keep the repeat jobs from slipping
